When the Jackson County delinquent property tax sale list was first advertised last month there were 91 parcels with back taxes owed. By the time of the tax sale last Friday, Oct. 20, began at the courthouse, that list had been pared down to 31 after property owners paid taxes owed prior to the sale.

Those 31 parcels owed a total of $121,040.73 in unpaid property taxes and fees. There were 18 registered bidders with 9 successful bidders who paid a total of $899,531.59 for 28 parcels on which $78,802.11 was owed.

Three parcels failed to gain the minimum bid.

“The county is only interested in the taxes owed,” said Jackson County Auditor Staci Eglen. “The amount paid over the taxes owed will go into a surplus tax sale fund.”

She explained that those properties sold on Friday can be redeemed by their owners by paying the taxes plus 10% for up to the next six months; after that the interest increases to 15%. Upon redemption, the surplus paid by the successful bidder will be returned to that bidder plus interest.

Three properties, one each in Brownstown, Carr and Jackson Townships, failed to obtain the minimum bid of taxes owed which totaled $42,238.62, according to County Treasurer Kathy Hohenstreiter.

Successful bidders included:

•Dale Ehringer of Norman who bought one parcel for 935.10

•Latasha Klakamp of Brownstown who bought one parcel for $4,000.

•M&M Investment Group LLC of Cortland which bought 10 properties for $379,461.23

•Clearleaf Short Alternative Fund of Louisville, KY which bought two parcels for $182,000.

•Amanda Cooper of Franklin who bought three properties for $7,556.15.

•Sabre Investments LLC of Carbondale, IL who bought three properties for $163,000.

•SAVVY IN LLC of Memphis, TN which bought eight properties for $147,691.60.

•Curtis Kaiser of Brownstown who bought one parcel for $190.64.

•Leah Branaman who bought two properties for $14,696.87.

According to the county auditor and treasurer, the three unsold parcels will be presented to the Jackson County Commissioners to consider whether to place the properties on a Commissioners’ Certificate Sale. At a certificate sale the opening bid begins at $200, Hohenstreiter said.
